San Tan Valley AZ Homes for Sale & Community Guide
San Tan Valley gives you more space, newer homes and mountain views on the edge of the East Valley. It's one of my busiest markets, and here's what buyers should know before they start touring.

Hi, I'm Vanessa Stewart
San Tan Valley is my number one market. I know the master-planned communities, the HOA differences between them and the commute trade-offs, so you can compare homes on more than price per square foot.
More house, more sky, still close to the action
San Tan Valley is a fast-growing community in northern Pinal County, just south of Queen Creek and east of the San Tan Mountains. Much of it was built from the early 2000s onward, so most homes are newer and many neighborhoods are master-planned with parks, pools and trails.
Buyers often come here because their budget stretches further than it does closer to Phoenix. The trade-off is drive time, so I always help clients map their real commute before they fall in love with a floor plan.

Neighborhoods buyers ask about
San Tan Valley is made up of many master-planned communities. Here are a few I'm asked about often. Amenities and HOA terms vary, so we confirm them for each home.
Johnson Ranch
One of the area's original large master-planned communities, with parks, pools and a 55+ section, Solera at Johnson Ranch.
See homes →San Tan Heights
A master-planned community on the west side near the San Tan Mountains, with parks and trail access close by.
See homes →Encanterra
A gated, resort-style country-club community with golf and an active-adult section.
See homes →Pecan Creek
A large north-side community with parks and walking paths, close to Queen Creek shopping.

These come up on almost every San Tan Valley purchase I handle.
- 1
Map your commute
Drive your route at rush hour. A few miles can change your daily drive a lot depending on which side of the valley you're on.
- 2
Compare HOAs side by side
Dues, amenities and rules vary widely between communities. I pull the HOA details for every home we seriously consider.
- 3
Check utilities and services
Electric, water and trash providers can differ by neighborhood. We confirm them early so there are no surprises.
- 4
Know the solar status
Many homes here have solar. Owned panels and leased panels are very different, and leases have to be transferred. My first-time buyer guide explains why.
- 5
Price against new builds
Builders are still active nearby. I compare resale homes against current new-build options so you know which is the better deal.
Desert living at your doorstep
Pools, golf and some of the best trail access in the East Valley.
Homes with a Pool
Newer lots often have room for a pool. I'll help you check the pool's age and equipment before you buy.
Explore pool homesGolf Course Homes
Encanterra has its own golf course, and several more are a short drive away in Queen Creek and Gilbert.

San Tan Mountain Regional Park's trails are minutes from west-side neighborhoods like San Tan Heights.
