How It Works

My home-selling process, step by step

No surprises. Here's exactly what happens from our first call to closing day.

  1. 1

    Free home value

Start with an instant home value estimate, then I'll walk your home in person.

  2. 2

    Pricing plan

I prepare a detailed market analysis with recent comparable sales, active competition and new-build pricing nearby.

  3. 3

    Prep & repairs

A room-by-room list of what's worth fixing and what isn't, so you only spend where it pays off.

  4. 4

    Marketing & showings

Your listing goes live with great photos, a strong description and wide exposure online.

  5. 5

    Offers & negotiation

I compare every offer on price, terms, financing strength and timeline, not just the top number.

  6. 6

    Inspection to closing

I guide you through the buyer's inspection and repair request, appraisal and escrow until you hand over the keys.

Arizona Prep Checklist

Get your home ready for East Valley buyers

Arizona buyers notice things that buyers elsewhere might not. These are the items I review with every seller.

Outside

  • Fresh desert landscaping and gravel touch-ups
  • Working irrigation and drip lines
  • Clean pool water and tidy equipment
  • Patio and shade areas staged for living

Systems

  • AC serviced, with a receipt to show buyers
  • Water heater and softener in working order
  • Owned vs leased solar paperwork ready
  • Roof inspected for cracked tiles or underlayment issues

Paperwork

  • Seller Property Disclosure Statement (SPDS)
  • HOA documents and contact info
  • Warranties and recent repair receipts
  • Pool safety notice for homes with a pool
Pricing Right

Why pricing matters more than ever

In the East Valley, most buyers also tour new-build communities. If your home is priced like a new build but doesn't have new-build features, it sits. If it's priced right from day one, it gets the most attention in its first weeks on the market.

My market analysis compares your home with recent sales, current competition and nearby builder pricing, so your list price is based on data, not guesswork.

Home Seller FAQ

Questions sellers ask me most

How do I find out what my home is worth?

Start with a free home value estimate. Online estimates are a starting point. For an accurate number, I walk the home and prepare a market analysis based on recent comparable sales.

What do I have to disclose when selling in Arizona?

Arizona sellers typically complete a Seller Property Disclosure Statement (SPDS) covering the home's condition and history. If you're unsure about an item, it's best to ask your agent or an attorney and disclose it.

What is a BINSR?

BINSR stands for Buyer's Inspection Notice and Seller's Response. It's the Arizona form buyers use to request repairs after their inspection, and sellers use it to agree, decline or counter.

Should I make repairs before listing?

Fix things that affect safety, function or a buyer's first impression, like AC problems, leaks, broken tiles or a green pool. Big remodels rarely pay for themselves. I'll give you a prioritized list.

How do new builds nearby affect my sale?

Many East Valley buyers compare resale homes with new construction. We price and market your home around what it offers that a new build doesn't, such as a mature lot, an established neighborhood, a pool or upgrades already done.

Do you help sellers who are also buying?

Yes. Many of my clients are selling and buying at the same time. We plan the timing together so you're not stuck with two mortgages or no place to go.
