Homes with Pools in Gilbert & the East Valley
In an Arizona summer, a backyard pool can feel like a must-have. Here's how to find the right pool home and what to check so it's a joy, not a money pit.

Hi, I'm Vanessa Stewart
I've helped lots of East Valley buyers find the right pool home. I'll help you look past the sparkle and check the things that cost real money.
Is a pool home right for you?
A pool turns your backyard into the place everyone wants to be from spring through fall. It's also an ongoing commitment of time and money for cleaning, chemicals, equipment and utilities.
Some buyers love having one from day one. Others prefer a yard with room to add one later, or a community pool down the street. There's no wrong answer, and I'll help you weigh it.
My pool-home checklist
These are the items I look at with every pool-home buyer.
Equipment
- Pump, filter and heater age
- Variable-speed pump (can lower energy use)
- Automation and cleaning systems
- Any leaks around plumbing
Surface & structure
- Plaster or pebble finish condition
- Cracks, chips or staining
- Tile and coping condition
- Deck cracks or settling
Safety
- Pool barrier or fence and self-closing gates
- Door alarms or other barriers (rules vary by city)
- Arizona pool safety notice
- Covers for spas
Get a separate pool inspection
A general home inspector may only take a quick look at the pool. A dedicated pool inspection can catch problems before they become your expense.
Why it matters
Pool equipment and resurfacing can be costly. Knowing the condition before closing helps you negotiate.
When to do it
During your inspection period, so any findings can be part of your repair request (BINSR).
What to ask
Remaining life of the equipment, surface condition, leaks and whether safety features meet local rules.
Pool homes by area
Pools are common across all three of my main cities. Each area has its own style.
Gilbert
Pool homes in established neighborhoods like Val Vista Lakes and in newer master-planned communities.
Gilbert guide →Queen Creek
Larger lots often mean bigger backyards with room for a pool, outdoor kitchen and more.
Queen Creek guide →San Tan Valley
Many newer homes, some with pools already in and others with room to add one.

Pool home questions
Does a pool add value to a home in Arizona?
It can. In the East Valley, many buyers want a pool, so it can make a home more appealing. But the value depends on the pool's condition, the neighborhood and buyer demand, so it isn't automatic.
What is the Arizona pool safety notice?
Arizona requires that buyers and tenants of homes with a pool receive a pool safety notice from the Arizona Department of Health Services explaining safety and barrier guidance. Your agent and the seller handle this as part of the transaction.
Do I need a pool fence?
Barrier requirements vary by city and by when the pool was built. Many East Valley cities have their own rules. Check the local requirements for the specific home, especially if you have young children.
Should I get a separate pool inspection?
It's a good idea. A pool specialist can check equipment, the surface, leaks and safety features in more detail than a general home inspection.
How much does it cost to maintain a pool?
It depends on the size, equipment and whether you hire a service. Chemicals, electricity and occasional repairs are the main costs. Ask the seller for recent service receipts.
Can I search only homes with pools?
Yes. Use the map search and filter for a pool, or ask me to set up an alert.
