First-Time Home Buyer Guide for Gilbert & the East Valley
Buying your first home is exciting, and a little overwhelming. This guide walks you through each step in plain English, with the Arizona-specific details most online guides skip.

Hi, I'm Vanessa Stewart
I love working with first-time buyers. I'll explain every form, connect you with trusted local lenders and help you find a home that fits your budget today and your plans for tomorrow.
Your path to the keys, in 7 steps
Every purchase is a little different, but most first-time buyers follow this path.
- 1
Talk with a lender
Get pre-approved so you know your real budget and monthly payment. Ask about first-time buyer programs.
- 2
Set your must-haves
Location, commute, bedrooms, yard, HOA. I'll help you separate needs from nice-to-haves.
- 3
Tour homes
Save favorites on the map search and I'll set up showings.
- 4
Make an offer
I'll show you recent comparable sales so your offer is competitive and fair.
- 5
Inspect
Arizona buyers typically have an inspection period to inspect the home and request repairs with the BINSR form.
- 6
Appraisal and loan approval
Your lender orders an appraisal and finalizes your loan. Don't open new credit during this time.
- 7
Close and get the keys
Sign at the title company, the loan funds and the deed records. Then it's yours.
Arizona programs to ask your lender about
Program names, income limits and funding change often, and some depend on the county you buy in. Use this as a list of questions for your lender, not a guarantee of eligibility.
Arizona HOME+PLUS
A statewide program that offers down payment assistance with qualifying loans. Ask your lender about current terms and income limits.
County programs
Some programs are based on the county you buy in. Gilbert is in Maricopa County and San Tan Valley is in Pinal County, so options may differ.
FHA, VA & USDA loans
Low or no down payment loan types. USDA eligibility depends on location, so ask whether a specific address qualifies.
Seller concessions
In some markets you can negotiate for the seller to pay part of your closing costs. I'll tell you when it's realistic.
Builder incentives
New-build communities sometimes offer closing-cost help or rate buydowns. See my new construction guide.
Gift funds
Many loan programs allow gifts from family toward your down payment, with the right paperwork.
Things first-time buyers here often miss
These are the Arizona-specific items I walk every first-time buyer through.
Monthly costs
- HOA dues (most East Valley communities have one)
- Summer electric bills for AC
- Property taxes and insurance in your payment
- Pool upkeep, if the home has one
Solar panels
- Owned panels transfer with the home
- Leased panels mean taking over a lease
- Lease terms can affect your loan approval
- Ask for paperwork early
Inspection focus
- AC age and condition
- Roof tiles and underlayment
- Pool equipment and barriers
- Signs of termites (common in Arizona)

First-time buyer questions
How much do I need for a down payment in Arizona?
It depends on the loan. Some FHA loans allow a low down payment, VA and USDA loans may allow none for eligible buyers, and conventional loans vary. Assistance programs can help. A lender can give you exact numbers for your situation.
Is there down payment assistance in Arizona?
Yes. Arizona HOME+PLUS is a statewide program, and some programs depend on the county you buy in. Terms and income limits change, so check current details with a participating lender.
What does a buyer's agent cost?
Buyer agent compensation is agreed in writing before we tour homes. It may be paid by the seller, the builder, the buyer or a combination. I'll explain the options clearly up front.
How long does it take to buy a home?
Once you're under contract, many resale purchases close in about 30 to 45 days. Searching can take a few weeks or a few months depending on what you need.
What is the inspection period in Arizona?
The standard Arizona purchase contract gives buyers an inspection period to investigate the property. You can request repairs or cancel within that period using the BINSR form.
Should I buy a new build or a resale as a first home?
Both can work. New builds offer warranties and modern layouts; resale homes often include landscaping and window coverings. My new construction guide compares them.
