Investment Property in the East Valley, Arizona
Long-term rentals, short-term rentals or a future build site. Here's how to evaluate East Valley investment property, and the local rules that can make or break your numbers.

Hi, I'm Vanessa Stewart
I work with first-time and experienced investors. I'll help you run the numbers, check the rules, and find properties that fit your strategy.
Common investment strategies here
Each has its own rules and risks. Let's match the property to your plan.
Long-term rentals
Single-family homes leased to tenants for a year or more. Demand and rent levels vary by area, so we check recent leases.
Short-term rentals
Vacation-style rentals. Many Arizona cities require a short-term rental license or permit, and HOAs may restrict them.
Fix & flip
Buying a home that needs work, renovating and reselling. Accurate repair estimates and resale comps are key.
Buy and hold
Owning for long-term appreciation while renting it out in the meantime.
What I check for investors
The numbers only work if the rules allow your plan.
Rules
- HOA rental restrictions and minimum lease terms
- City short-term rental licensing
- Pool barrier rules for rentals
- Occupancy limits
Numbers
- Recent comparable leases
- HOA dues and property taxes
- Insurance for a rental property
- Repair and turnover costs
Taxes
- Rental vs primary-residence property tax classification (ask the county assessor)
- Income tax on rental income (ask a CPA)
- 1031 exchange timelines (ask a qualified intermediary)
- Depreciation and deductions (ask a CPA)
Know the Arizona landlord rules
Most residential rentals in Arizona are governed by the Arizona Residential Landlord and Tenant Act, which covers deposits, notices, repairs and more. Many investors hire a property manager to handle leasing and compliance.

Investment property questions
Is the East Valley a good place to buy rental property?
Many investors buy here because of population growth and demand for single-family rentals. Returns depend on the price, rent, HOA, taxes and condition, so run the numbers on each property.
Can I run a short-term rental in Gilbert or Queen Creek?
Arizona law limits how much cities can ban short-term rentals, but many cities require a license or permit, and HOAs may have their own restrictions. Check both before you buy.
Are rental properties taxed differently in Arizona?
Property tax classification can differ between a primary residence and a rental, and rental income may have tax obligations. Ask the county assessor and a CPA for details on your situation.
What is the Arizona Residential Landlord and Tenant Act?
It's the state law that sets the rules for most residential rentals, including deposits, notice periods and repair responsibilities.
Do HOAs allow rentals?
Many do, with rules like minimum lease lengths or registration. Some restrict rentals more tightly. I review the HOA documents before you commit.
Can you help with a 1031 exchange purchase?
Yes. I can help you find replacement property on your timeline. Work with a qualified intermediary and tax advisor for the exchange itself.
