Moving to Gilbert, AZ: Your East Valley Relocation Guide
Relocating to Arizona? Here's what newcomers wish they'd known about the climate, the cities and buying a home from out of state, from a local REALTOR who has helped many families make the move.

Hi, I'm Vanessa Stewart
Buying from out of state? I'll preview homes for you, tour neighborhoods on video, and tell you the things listing photos won't, like noise, traffic and afternoon sun.
What newcomers should know
A few things that surprise people moving to the Phoenix area.
No daylight saving time
Most of Arizona stays on Mountain Standard Time all year, so the time difference with your family back home changes twice a year.
Summers are hot
Plan around the heat: shaded parking, good AC and west-facing backyards all matter more here than you might expect.
Monsoon season
Summer brings monsoon storms with wind, dust and heavy rain. Roofs, drainage and yard grading are worth checking.
Utilities vary by address
Electric service in the East Valley comes from SRP or APS depending on the address. Water and trash providers vary too.
HOAs are common
Most newer neighborhoods have an HOA. Dues and rules vary a lot, so we review them before you commit.
Two airports
Phoenix Sky Harbor is the main airport, and Phoenix-Mesa Gateway in the southeast Valley is close to Gilbert and Queen Creek.

Moving to the East Valley: common questions
Is Gilbert a good place to move to?
Many families relocate to Gilbert for its master-planned communities, parks, downtown Heritage District and access to the rest of the Valley. Whether it's right for you depends on your budget, commute and lifestyle.
Does Arizona observe daylight saving time?
Most of Arizona, including Gilbert, Queen Creek and San Tan Valley, does not observe daylight saving time and stays on Mountain Standard Time all year.
Can I buy a home in Arizona without visiting?
Yes. Many buyers purchase after video tours, and closings can often be handled remotely or with a mobile notary. I still recommend an inspection and, if possible, a visit before closing.
Who provides electricity in Gilbert?
It depends on the address. Parts of the East Valley are served by SRP and others by APS. We confirm the provider for any home you're considering.
What should I know about Arizona summers?
They're hot. Good AC, shade, sun exposure and insulation matter. Monsoon season brings summer storms, so roofs and drainage are worth inspecting.
How do I choose between Gilbert, Queen Creek and San Tan Valley?
